Six Questions Your UBuildIt Franchise Financial Model Must Answer

We built this franchise unit financial model based on deep research into the owner-builder construction sector. The model includes pre-populated assumptions for consulting fees starting at $220,000 and management fees of $160,000, which are fully editable to match your local market. With a projected Year 1 EBITDA of $101,000 and a 3-year payback period, this tool gives you the data-driven clarity needed for a serious franchise investment analysis.

What is the profitability trajectory?

The unit hits profitability almost immediately, with Year 1 EBITDA projected at $101,000 and scaling to $718,000 by Year 5. This growth is driven by a mix of consulting, management, and referral fees that outpace the modest 7% royalty and 2% marketing fund contributions. Analyzing net profit margins for service-based franchises like this shows that profitability depends on maintaining low subcontractor cost percentages as volume increases.

Improving Profitability

  • Optimize subcontractor cost percentages
  • Increase referral fee volume
  • Control travel expense leaks
[dynamic_pic9]

How much capital is required and how is it allocated?

You need approximately $245,000 in upfront capital for CAPEX, plus a significant cash buffer to reach the $1,041,000 minimum cash requirement. The primary uses of funds include a $75,000 office fitout, a $45,000 site visit vehicle, and the $35,000 initial franchise fee. This allocation ensures you have the professional presence and mobility required to serve affluent clients in the custom luxury housing market.

Major Capital Uses

  • Office Fitout: $75,000
  • Site Visit Vehicle: $45,000
  • Initial Franchise Fee: $35,000
[dynamic_pic10]

What is the return on investment?

Investors can expect a 5.36% IRR and a 3-year payback period on their initial equity investment. Calculating return on investment for new franchise unit locations shows a Return on Equity (ROE) of 1.42, reflecting the steady cash flow generated by the service-heavy revenue model. While the IRR is conservative, the cash flow stability from management fees provides a reliable floor for multi-unit operators.

Investment Metrics

  • Internal Rate of Return: 5.36%
  • Payback Period: 3 Years
  • Return on Equity: 1.42
[dynamic_pic11]

What is the break-even point?

Break-even occurs in January 2026, which is just one month after launch, assuming you have secured your initial consulting contracts. The key driver for this rapid break-even is the low variable cost structure, but it remains sensitive to your $5,500 monthly rent and the $85,000 principal consultant salary. If project materials or subcontractor costs exceed 7% of revenue, your margin for error narrows quickly.

Levers for Speed

  • Accelerate consulting fee sales
  • Minimize initial office overhead
  • Tighten subcontractor fee terms
[dynamic_pic12]

What is the cash runway and lowest cash point?

The lowest cash point is $1,041,000 in June 2026, meaning you need substantial liquidity during the first six months of operation. This franchise unit cash flow projection template highlights that even with early break-even, the timing of hiring a full team can strain your reserves. It is defintely wise to maintain a cash buffer to cover the $23,000+ monthly payroll before your referral fees fully ramp up in the second half of Year 1.

Protecting Cash Flow

  • Phase IT equipment purchases
  • Delay hiring sales coordinator
  • Negotiate rent abatement periods
[dynamic_pic13]

How do Low, Medium, and High scenarios change the outcome?

Building a financial model for an owner-builder franchise requires stress-testing; a 20% drop in revenue in the Low case pushes the payback period past 4 years and slashes Year 1 EBITDA. In the High scenario, increased consultant productivity and higher referral fee density can double your Year 5 EBITDA. Best practices for franchise unit financial forecasting suggest that your ability to manage the $60,000 project consultant salaries against actual project volume is the biggest variable.

Hitting High Case

  • Boost referral network density
  • Increase consultant billable hours
  • Maximize local marketing ROI

Kiss the Fae
Format: Kindle
I have to be honest, I have spent the last 24 hours going back and forth between three and four stars. Ultimately, I enjoyed the story and I think that is all that counts. So, 4 stars it is! What I loved, Labyrinth is my favorite movie of ALL TIME! Growing up I dreamed about marrying David Bowie and thought Jareth was the sexiest man of all time. So, I was tickled to read a story loosely based on the movie. And it did not disappoint! Natalia Jaster did such a good job following along with the story while making it completely her own. I try not to give spoilers in my reviews—but—let’s just say I loved Cerulean, BUT I AM SOOOOO EXCITED ABOUT HIS BROTHERS STORIES! Now the not so popular opinions . . . What bugged the ever lovin’ crap out of me . . . and I say this with all the love and respect in the world for the author and all the hard work that went into this book—but girl!!! There were SO many times where unnecessary synonyms were used to the point it would almost make the sentence not make sense. I wanted to shake my kindle and ask to be a Beta reader so I could help avoid this. It does not make you look like a bad writer to use simple words when simple words feel right to the flow of the story. End of tangent. The other thing that was not my jam was the verb tense. I am not a huge fan of present tense, but that is on me and did not take away from my rating or the enjoyment of the story. Just a thing that would randomly catch me off guard and pull me out of the story. Lastly, there are a few times (especially in the beginning) where our MC Lark is awkwardly slutty; to the point it feels forced. You can have a promiscuous character without making her talk about sex randomly in the middle of a conversation. But be warned, this book brings the smut! It is New Adult/Adult NOT YA! Overall, I enjoyed it and very much look forward to the next book that comes out in April!

Wonderful Wicked Fantasy
Format: Kindle
Kiss The Fae (Dark Fables :Vicious Faeries Book 1) - Natalia Jaster I originally read this book before the edited version bumping this to a more yummy book with Adult content and it was well worth the wait. Nadia Jaster has become one of my favorite authors and I have read all her books some of them twice. The beautiful descriptions and almost poetic world and character building drew me in and immersed me in this fantasy realm. Lark is a female who I adore, actually all three “sisters” are amazing in their own way. Lark is adventurous , a free spirit who embraces her sexuality and freedom like a crown. Lark is summoned to Faerie and ends up in the court of the sexy and pretty (her favorite kind) Cerulean, Lord of the Sky (and whom she had met and rescued 9 years ago when they were both youngsters) Cerulean rules the wind and sky and must have Lark solve a difficult task to gain her freedom. It is hard not to fall in love with the beautiful Fae who speaks in wicked riddles that are both enticing as well as seducing. The two are a wonderful pair whose slow burn love builds enticingly throughout the book. Once those flames are built their relationship is magical and guaranteed to melt many panties. Their love and heated scenes are written beautifully. Many circumstances pulled at my heartstrings as well as humor, excitement, danger, loyalty, adventure and romance with a big dreamy “Sigh”. The lore of the Faeries is traditional in many details as well as original and unique storylines. The first book of the series is a phenomenal and enchanting start you will not want to leave.

Fabulously Sexy with Serious Story Depth
Format: Kindle
Cerulean is incredibly yummy, and Jaster writes sex like nobody’s business. But the real highlight of the tale is what she always manages to do: make the story actually mean something. There are themes revolving around animal rights, how devastating animal cruelty is, racial division and derision, how important change can be in a society that thinks it has it all figured out, and how the smallest pebble tossed into the pond can create lasting ripple effects that change everything. I love this author, I love her poetry of imagination, I love her sassy, witty characters, her dark heroes, and her ability to write characters that recognize when they’ve been wrong, even if it takes them a while to figure it out. This book was captivating to the last word. Completely enchanting, as a book about the Fae only ever should be.

i want to give this a 5 star BUT...
Format: Paperback
So, it took almost a month to get this series delivered, which is fine. I was just super excited to start it. But right when I got them and started to read the first book (KISS THE FAE) the first page fell out, then the 3rd page, and I had to tape the binding on either end just so no more pages fell out...that being said. THE BOOK IS PHENOMENAL!!!!! The story line *chefs kiss* the details and the overall descriptive nature of her writing style *chefs kiss*! I am in love with the story (so far) and after 2 days I am near the end of book 1. I am highly anticipating the remainder of this series. But I just wish I could give it 5 stars (for the mere fact the pages were falling out, I gave it a 4 star) BUT DEFINITELY READ THIS SERIES - SOOOOOOOOOOO GOOD!!!!

AMAZING debut novel!!!
Format: Kindle
Plot ⭐️⭐️⭐️⭐️ Spice 🌶️🌶️.5 Romance 💘💘💘 Vibes ⭐️⭐️⭐️⭐️⭐️ Dual 1st person POV - Ara (26) & Rogue (39 - but looks mid-20s: they can live hundreds of years so this isn't that large of a gap as it could've been which I heavily appreciate lol) Tropes: enemies to lovers, fae/human wars (deep hatred for each other), shifters (dragons- MMC can only partial shift with wings), one horse, one bed, touch her and d!e, found family, abduction turned to freedom The Last Storm is the debut novel from JD Linton and let me tell you, you guys NEED to read this. The plot was engaging and the editing was was amazing (especially for a debut novel). Our FMC, Ara, is stuck in her gilded cage longing for a life outside of her small town. She uses her books to escape and live vicariously through the pages (honestly, relatable). After her father announces her betrothal to her childhood friend (to whom she has no romantic feelings for), Ara tumbles unknowingly into a desperate plot trying to stop the humans from slaughtering the Fae. As one can expect from an enemies to lovers / kidnapper/captive romance, Ara fights her attraction and lust towards our MMC, Rogue (the King of the Fae), for as long as she can. Upon seeing Ara for the first time, Rogue is instantly aware that she is his fated mate (not a spoiler). Since she is the General's only daughter, he plans to abduct her and use her as leverage to stop the brutality. During Ara's time in Rogue's captivity, their banter and chemistry continue to rise until they finally boil over and come together (quite literally, and many times I may add 😉). Here's what I LOVED: - Rogue continuously seeks advice from his elders and deeply respects their opinions and life experience and tries to implement their recommendations - Rogue makes many mistakes in the beginning but we see him actively work on not repeating them as the book progresses. The level of self-awareness and his ability to change his behavior was impressive - The magic system is intricate and we have only scraped the surface. As the series continues and Ara progresses in her powers, I'm sure we'll get to see more of this. I absolutely LOVE the messaging system that is used in this book. - Ara's struggles are so human and so raw. She is experiencing so much guilt and pain and hurt and getting to see her work through each of these emotions is inspiring. Especially as her and Rogue get closer and she learns she can lean on him as well, that she is not alone. - While this is the start of a series, there is NO cliffhanger! There's a bit of a teaser of something major that is going to happen at the start of the next book, but it's not a cliffhanger in the sense that we aren't sure if someone is going to live or d!e or if they'll be separated. For that, I am very thankful! This book was so much fun that I will definitely be returning to book 2, even if it takes several months (or longer since this is an debut author) to publish! - Lastly, the cover is GORGEOUS! And I love the title! I'll copy a few of my favorite quotes below so you can have a little taste of the author's writing and the world she's cultivated. 😊 Top Highlights from The Last Storm On days like this, when my heart was heavy and my mind clouded, I resorted to books— to escape, to forget, to find freedom where I had none. If I were to marry him, my face would always be turned to the window, searching for more, and if not that, I would be a shell of the person I am now. I stepped back to admire her, thr0bbing at the sight. She was the most beautiful woman I had ever seen. To ever exist. Nothing, no one, had ever deserved to be worshiped more. All men should be made to kneel before her. But she would have to settle for me. The taste of her met my t0ngue as my scent merged with hers, forever branding her. Mine. I l!cked the wound. Hers. Completely and utterly hers. I didn’t claim her in ownership. I claimed her as my one. Devoted myself to one. With that mark, my body and soul were bound to her. I would never be with anyone else, emotionally or physically. It would be her or no one, until my last breath. “Scream my name. Let everyone know who I belong to.” I had never really cared about the weather before, but now, clear skies meant everything to me, and I was grateful to see another calm morning. “There will never be another woman for me.” He paused. “Ever.” I stilled at his words. “What… Why?” “This”— his thumb slid down across the mark—“ is a symbol of… surrender. I know you believe that it was my claim upon you, but it wasn’t. It never was. I bound my body and soul to you, little storm.” “I also know that it is more than this tiny, insignificant mark on your skin that binds me to you. It’s you. All of you. Your strength and resilience. Your determination to endure no matter what fate throws at you. Your love for love and stories and hope. You are entirely the opposite of everything that I am and I would gladly wear your shackles if it meant I could have you.” My mate. Mine. And then everything shifted and I understood. I understood everything. The surrender. The deep, soul-craving longing. Bound. I was bound to him. Body and soul. Entirely his. “I would’ve waited forever,” he whispered back, understanding. Seriously, everyone.. add this to your TBR!!
