This Melitta “Buenos Días” 1x2 coffee set is a full-on pour-over ritual from the past — rescued with love from an Ibiza shop’s forgotten deadstock. For 1 or 2 cups. Completely unused and preserved in its original box, it includes:
– transparent filter cone marked 1x2
– glass jug with chrome ring and bright red handle
– matching lid and measuring spoon
– sealed pack of vintage 1x2 filters
– and the original Spanish instruction leaflet

Made in Spain and dating from the mid to late 1980s, this cheerful drip set was designed for slow mornings, good coffee, and better moods. Everything is in immaculate condition, except the box, which shows signs of long-term storage (including one visible water stain).
Display it, use it, gift it — just maybe don't use the original filters unless you're into extra earthy notes of nostalgia.
Condition: New old stock (unused). All components are pristine. The retail box shows wear, creases and one large stain from storage — clearly visible in photos.

This is a great guide for underwriting multifamily deals for someone with some basic to moderate knowledge of underwriting. I am a new student to this field and have to stop and google some of the acronyms. For a future version, I think adding an extra page for the acronyms used, definition and equation would be helpful. I think that the font could be larger and darker. Adding mathematical formulas in the book would provide visualization as well. Rob can also provide a sample OM for the reader to use with his underwriting model and compare to his completed one. Again, I am a newbie so my review may change as I gain knowledge in this area. I enjoyed listening to Rob on Youtube/Podcast and hope to learn more from him.
